Porch roof against the wall
Step flashing has to carry water out over the porch shingles at every course. Where the wall siding was run tight to the roof, water wicks up behind it and the stain shows inside the porch ceiling or the room beyond.

Porches, dormers and steep gables make roof connections important on a New Longview house. Start with the covering and details on yours today.
New Longview's development history does not date the roof on your house. It may retain its original covering or have later repairs or a replacement. Installation records and the current condition help put a concern in context. A leaking vent or dormer connection calls for investigation of that detail and the surrounding assembly, rather than a replacement decision based on the neighborhood's age.
The rubber boots around plumbing vents dry in the sun and split, and rain follows the pipe into the attic. Nails that were driven a little high back out and lift the shingle above them. Sealant at a dormer wall lets go. None of that means the roof is finished. It means a free inspection is worth having before the ceiling tells you the same thing.

New Longview sits on part of R.A. Long's Longview Farm, whose stucco barns and red tile roofs have been on the National Register since 1985. The neighborhood plan that grew up around them was drawn at the start of the 2000s as a traditional neighborhood: about 260 acres, roughly 1,200 homes in the plan, a town center, and streets where houses face a boulevard with front porches.
Traditional roof forms bring several junctions to inspect. A porch can meet a tall wall, a dormer adds short walls and valleys, and a detached garage has its own eaves and drainage. Each connection needs a water-shedding detail suited to the materials. Include the garage in the conversation if its roof has a separate problem or maintenance history.
The historic farm buildings have their own preservation context. For your property, confirm the applicable designation and any association rules, as well as the City's re-roof permit and inspection requirements. Proximity to the farm does not by itself establish or remove a review requirement.
Neighborhood context from the Congress for the New Urbanism's 2001 account of the plan, the National Register record of Longview Farm and the city's Longview activity center page, checked September 2026. Plan figures describe the neighborhood, not any house's roof.

Check these connections alongside the open slopes. Their condition and the materials around them help determine whether a defect can be repaired locally.
Step flashing has to carry water out over the porch shingles at every course. Where the wall siding was run tight to the roof, water wicks up behind it and the stain shows inside the porch ceiling or the room beyond.
Dormer valleys collect runoff, while cheek walls need flashing integrated with the siding's drainage layers. Debris, failed overlaps or later alterations can interfere with those paths. Check the actual detail before assuming sealant alone will fix it.
Inspect cracked boots, exposed fasteners and disturbed shingles together. Components may have different ages or repair histories; finding one failed boot is a reason to check the others, not proof that they all need replacing.
A detached garage has its own covering, gutter and roof-edge details. Check its condition separately and explain whether its roof is part of the requested work rather than assuming it matches the house.
New Longview includes attached as well as detached housing. On an attached building, roof planes, party-wall details and changes in height may connect across units. Trace the water path and establish how a repair can tie into sound adjoining material. The physical assembly does not by itself establish which owner is responsible.
Check ownership, maintenance and approval responsibilities in the applicable deed, declaration, association documents and any lease. Confirm who can authorize access and work, then assess whether a local section can be repaired or replaced independently without compromising its neighbors.
For a detached house, confirm any association requirements while comparing the roof options. The roof cost guide explains how roof planes, access and transitions affect replacement scope.
Use the extent of the problem and the feasibility of a durable connection to compare options. Age or one visible symptom does not decide the whole roof.
Confirm the parcel and proposed work with the City. The Longview Farm listing concerns its historic resources, but the neighborhood name is not enough to establish an individual property's status. Lee's Summit requires a re-roof permit, and any applicable association or design requirements need to be checked separately.
Age alone does not require work, and the absence of a leak does not establish the condition of every detail. Review the roof's records and any visible changes. A free roof inspection can help identify concerns and whether further investigation or maintenance is appropriate.
Sometimes, but first establish ownership and approval responsibilities and whether the assembly allows a dependable termination between units. Underlayment, flashing, drainage and adjoining material must work together. Compare a unit-level scope with coordinated work across a larger roof area when the existing connections or condition make separation difficult.

Tell us the house, roughly when it was built, and what you have noticed. The inspection is free, and a roofer walks the roof instead of judging it from the boulevard.
